Tenants Information

We aim to work closely with you to find quality property in the right location. We offer fast, efficient and dedicated service for our Tenants and offer late viewings until 9PM and a 24hr emergency phone number for property emergencies, should they arise. Our application process is quick, dynamic and can be done entirely on-line, for total convenience. Our Fees are are some of the lowest for Sutton Coldfield & Birmingham and are fully inclusive with no hidden charges

Finding a property in Sutton Coldfield or Birmingham

The first step is to contact us to provide brief details about yourself and about the accommodation you require. We then search our database for suitable properties for you to view. If not urgent, we log your details so that we can contact you as suitable properties become available. It is wise to start looking about a month before you wish to move, as the nicer properties are viewed and reserved quickly. Our tenancies are granted for a minimum term of 6 months, which may be renewed if all parties are in agreement.

Please note that for your safety and peace of mind -

  • All of our managed properties are Gas Safe certificated, and inspected for electrical safety, and furniture fire safety
  • All Tenancy Deposits (bonds) are held in accordance with the Deposit Protection Regulations.

Fees

Our fee structure is one of the lowest in Sutton Coldfield & Birmingham. Fees are all inclusive with no hidden charges, EVER! A single application, including administration and referencing is charged at '£150.00' and each additional Tenant or Guarantor is charged '£60.00' There is also a Tenancy Arrangement Fee of '£110.00'.

By law, any child who will be residing at the property, over the age of 18, will have to be checked, even if they aren't responsible for rent share. Single applications on Property with 2 or more bedrooms may be subject to an additional '£60.00' surcharge.

We employ an external referencing agency to carry out background and financial reports on all our applicants. Due to the time and costs implicated with this process, Application and Referencing Fees are non refundable under no circumstance. Viewings

We are pleased to be able to offer viewings up until 9PM, Monday to Friday. We feel this is important as the best Tenants out there will be working during the day, so we are happy to oblige.

Reserving the property

Once you have viewed a property and you wish to proceed with application, we can hold the property and cease any further viewings or applications by taking a 'Reservation' or 'Holding Deposit'. This is Charged at a flat rate of £250.00.
Assuming that the tenancy goes ahead, this will be deducted from the total of the overall Security Deposit that's payable before you move in. If the landlord declines to grant the tenancy, the 'Holding Deposit' will be refunded, less our admin fee. However the deposit will be forfeit if you decide not to proceed for any reason, or if you fail to provide complete and accurate information in your application.

Referencing & Application

Along with the 'Holding Deposit' we will require payment for 'Application & Referencing' before we start to process your application(s). You can request a digital application form to be sent via email free of charge.
'Application & Referencing' costs vary dependant on several factors. For more info on this, please refer to our Fee Structure' above.

As a minimum we will require photo ID, satisfactory references from your employer (or college), a previous or current landlord, and a credit reference report.

We may also require a personal reference, and sometimes a guarantor. We may use the services of an independent referencing company to obtain and evaluate these references.

Rents

Rents are normally quoted calendar monthly, and payable monthly in advance. The tenant is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order to our company bank account or your landlord's bank account.

Deposit

A security deposit charged at 1.2 of 1 months rent is required with all property, unless stated otherwise. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations, and you will be informed of which protection scheme is utilised. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.
